Deposit to hold unit - $50. A deposit of $50 will be paid in advance to hold the unit if move in date is more than 7 days away. If for some reason the tenant does not move in, the $50 will be kept for failure to move in. If the tenant does move in, the $50 will be applied to first month's rent.

Security Deposit - $300 (refundable). A deposit of $300 will be due at least 1 day prior to move in. Upon move out, the deposit will be returned within 30 days, less any amount needed to repair​/​replace damage to any part of the rental furnishings or property that occurred during the tenancy.

Rent is to be paid at least 1 day before move in date, and then the keys, security codes, and garage door opener will be provided to the tenant. After move in, rent for subsequent months is due by the 5th of each month. If tenant notifies landlord 30 days in advance of move out date that it will be a partial month, landlord will prorate the month and refund the excess amount paid for that month (if applicable) upon move out.

Pets​/​Resident dogs
Due to landlords 2 small dogs, no additional pets will be allowed at any time.

The resident dogs (Black Chihuahua is Cody, and Brindle terrier is Fergus) are only allowed on furniture downstairs with couch covers on them. The resident dogs should not be upstairs unless in the office or craft room with the landlord. If necessary a gate can be placed at the top of the stairs to keep the resident dogs out.

Due to the resident dogs which reside on the property, please be careful when entering and exiting through the front door so dogs do not get out. Entering and exiting through the garage door is preferred. There is a dog gate between the entry and kitchen that should be closed after entering or exiting to keep the dogs out of the entry way.

Fencing around the property should be kept closed with top and bottom latches engaged to prevent the resident dogs from getting out into the street.

Smoking​/​vaping​/​drugs
No smoking or vaping on the premises at any time. No illegal drugs of any kind on the premises at any time.

Painting​/​Decorating
Tenant may not paint any portion of the property. If tenant wishes to hang anything on the walls of the tenants private bedroom or bathroom, command strips are the only manner allowed to affix to wall, unless special written arrangements are made and agreed to in advance. Nothing may be hung on any other walls of the property unless special written arrangements are made and agreed to in advance.

Repairs needed
Tenant will promptly report any issues with the property or furnishings​/​appliances requiring the landlords attention, upgrade, or repair to the landlord via text message so that landlord can quickly address before condition worsens.
