Neighborhood & Guests
This is a residential neighborhood, so large parties or unregistered guests cannot be accommodated. The maximum occupancy is EIGHT (8) guests, including children. Violations of this rule will result in immediate eviction without refund. We value transparency and ask the same from our guests.

Trash
Guests are responsible for setting the trash out Monday night and bringing it back in Tuesday.
No Smoking
Smoking of any kind is strictly prohibited anywhere on the property, including the front yard and patio. A $1,000 fee will be charged if this rule is broken.

Check-in Condition
Please report any issues with cleanliness or pre-existing damage within 3 hours of check-in. We will document and resolve concerns as quickly as possible.

Pest Control
Monthly pest control is provided, and our cleaning crew maintains the home carefully. However, as we are in Central Texas, you may occasionally notice ants (especially if food is left out), wasps, or flies. If you experience anything beyond normal, manageable levels, please contact us right away.

Cancellations
Refunds cannot be issued for cancellations made after the date specified in your booking. As a small, single-property host, last-minute cancellations are difficult to rebook.

Late Checkout
A 30-minute grace period may be allowed. In the event that you require a late checkout, please reach out to us. We may be able to accommodate this, but it will be the cost of an additional night stay.

Liability
Guests assume responsibility for any accidents, injuries, or illnesses that occur on the property. We are not responsible for lost or stolen belongings. In case of an emergency, please contact us immediately so we can assist however possible.

Care for the Home
Please leave the house in the same condition as upon arrival. Guests are liable for any missing items or damages identified by our cleaning crew.
