● The consumption of any substance prohibited by federal or state law on the premises is prohibited. Reasonable alcohol consumption by the Tenant is permitted, provided that the Tenant shall ensure that neither the Tenant nor any guest of the Tenant is or becomes impaired or intoxicated.
● The Tenant at all times shall ensure that the Tenant and any guest of the Tenant conduct themselves in a manner that protects and promotes the safety, peace and enjoyment of the Tenant and other occupants, the Leased Property, its neighbors and others on the Leased Property and shall with all applicable provisions of the City of Plano Code of Ordinances,
● Tenant shall keep its unit clean, free of trash, and shall clean up after itself and its guests in the private and shared areas of the property.
● Tenant shall conduct themselves with respect to other occupants and guests at the Property peacefully and respectfully,
● Tenant shall not and shall not allow any guest to enter the private space of or use the private property of the Landlord or any other occupant.
● Tenant must not disturb the Landlord’s or any other occupant's right to peaceful enjoyment (Tex. Prop. Code).
● Tenant shall not leave the premises unlocked and must not share without authorization, disable or alter electronic or physical locks, security codes, pass codes or security devices (Tex. Prop. Code)
● Unit includes its own heating​/​air conditioning unit. Tenant shall take reasonable steps to avoid waste or other excessive use of water and other utilities.
● Lost keys and any breached or compromised electronic keys, codes or passwords must be reported immediately.
● Tenant must promptly notify Landlord of repair conditions as required by Tex. Prop. Code.
♦ Tenant is responsible for damage caused by Tenant or Tenant’s guests beyond normal wear and tear.
● Tenant shall not tamper with smoke alarms. (Tex. Prop. Code).No open flames unless approved.
● Tenant shall respect and shall not disturb the peace and enjoyment of the neighbors
● Tenant agrees to use its best effort to avoid creation, acceleration or perpetuation of disagreements between the Tenant and other occupants or neighbors of the Property to the Landlord. Tenant agrees to use its best efforts to work peacefully and reasonably with other occupants to resolve any issues, concerns, or disagreements. Should the occupants be unable to agree upon the resolution of any complaint or difference of opinion, the Tenant agrees to report such matter promptly to the Landlord, that the Landlord shall have the exclusive authority to decide the resolution of such concerns and disputes; and that Tenant shall cooperate with and comply fully with the decisions of the Landlord.
● Tenant immediately shall report any known or suspected safety concerns to the Landlord promptly and cooperate with the Landlord’s efforts to address and resolve such concerns.
